Summary:

The Revenue Manager role will contribute significantly to the organization's success by actively developing and implementing pricing strategies to maximize revenue and occupancy rates across the portfolio of communities. Collaboration with teams will be necessary to assess price positioning based on supply, demand, leasing velocity, market comps, in alignment with business plans of each community.

Job Responsibilities:

  • Champion the Spaulding Group Core Values every day.
  • Direct all revenue strategies throughout the portfolio and ensure financial and business objectives are achieved.
  • Set rental pricing of available apartment home and establish renewal offer guidelines for expiring leases.
  • Communicate revenue strategies to leadership.
  • Review property performance and evaluate marketing, pricing and financials strategies to meet or exceed budgets.
  • Identify revenue opportunities by conducting a bi-annual analysis of amenity base pricing and auxiliary income.
  • Expert in Revenue Management Software applications (AiRM, LRO or Similar) and related business procedures for      managing pricing and reporting results.
  • Engage and partner with Operations and Marketing to ensure strategy is communicated and executed.
  • Gather, compile and analyze market, economic and capital trends as well as other factors impacting portfolio and asset performance.
  • Oversee exposure of available units considering historical performance, seasonality and current market trends.
  • Assist with new site implementations, including Revenue Management Software environment.
  • Troubleshoot and administer Revenue Management System on behalf of all internal users.
  • Update periodic reports for review and distribution to leadership.
  • Conduct thorough market analysis to inform and recommend pricing strategies, ensuring competitiveness and responsiveness to market trends.
  • Work with the internal leasing/marketing department to ensure proper adoption and training of the leasing process.
  • Evaluate and test new revenue management software functionality, review configurations and adjust as needed.
  • Identify revenue opportunities by conducting a bi-annual analysis of amenity base pricing and auxiliary income.
  • Over onsite leasing staff.
  • Other duties as assigned.

 

Qualifications Required:

  • Bachelor's degree in finance, economics, or statistics, or equivalent experience required.
  • 5+ years of experience in a revenue manager or pricing analyst role in a multi-family property management company required.
  • Multifamily Revenue Management, Asset Management or Operations preferred.
  • Proficiency with property management software platforms, preferably RealPage and AiRM.
  • Strong analytical, critical thinking and problem-solving skills
  • Meticulous attention to detail
  • Proficiency in Microsoft Excel
  • Excellent interpersonal, written, and verbal communication skills
  • Self-motivated and able to work independently at a fast pace
  • Business travel as needed for leadership meetings, client meetings or site visits
